We own a range of holiday cottages in Northumberland and over the past six years we have averaged occupancy levels of around 40 weeks per year per property. We have achieved this by implementing comprehensive marketing and sales techniques, generating high levels of enquiries and converting those enquirers into bookers.

Based on the location and sleeping capacity of the property, we will recommend a pricing structure and implement a marketing plan on your behalf. We will take enquiries and bookings and manage all communication with those customers.

Using tried and testing marketing techniques we can generate bookings not just in the peak summer months, but throughout the whole year.

The costs to you are based on an agreed commission rate and there are no initial or on-going costs to you.

We recognise how important it is that when a holiday maker arrives at your cottage, the property is spotless throughout with clean, ironed bed linen and towels.

We will organise for a professional reliable and committed cleaning contractor to undertake a full clean, including changing of bed linen and towels. This will be organised following every booking in preparation for the next guests.

In the summer months, an attractive colourful garden will help to rent the property. We will ensure your garden is mowed, weeded and maintained throughout the year.

Inevitably over time, furniture, white good, glasses, pans etc need to be replaced or repaired. During a cottage change-over we will inspect the property and replace or fix as required. We will regularly check your property for damage and can offer a full inventory service.

We offer a service to all owners which is a meet and greet service. We will organise for one of our team to visit the property within an hour or so of your guests arriving or early the following day. This will mean the guests can find out more about the local area, deal with any problems, ask questions etc.

Events do occur that are beyond our control, and thy can happen at any time. We provide all guests with mobile and land line telephone numbers that thy can call in the event of an emergency.

Before you start to look for a property, there are many things to consider. How much you want to use it yourself? Do you prefer village, town or rural location? What revenues do you want to generate? Do you want to be by the sea? With yields of over 5% available, investing in holiday cottages offers a better opportunity than the normal buy to let. As we already own a range of holiday cottages we will be able to advise you on likely rental incomes, outgoing costs and average occupancy. Once you have found the right property, it may need to be renovated or at the very least re-decorated and refurnished. Working within budget, we will bring together the best and most reliable plumbers, electricians, fitters, gardeners, interior designers (if required) and others to ensure the property is renovated to your specification and suitable for holiday letting.
We would make recommendations on furnishing, carpets, decoration and any additional items to include in your property based on our experience.
