1. A remote rural location may provide the ideal peaceful retreat, but most holiday makers prefer to be within easy reach of amenities such as shops, bars, restaurants etc.

2. Occupancy levels are higher for those properties located within walking distance of the sea.

3. Buy good quality beds – it is important your guests are comfortable.

4. If you do want to use the property and generate good levels of income, organise your time at the cottage outside of peak periods.

5. Right from the start of the project, keep a record of all expenditure as this will reduce your tax liability on the income generated from your property.
